Custom model homes under construction at Naples Reserve

Five preferred homebuilders are constructing custom model homes at Naples Reserve, the water-centric community created by iStar, named Developer of the Year by Builder and Developer magazine. iStar is introducing a unique lakefront lifestyle to Naples with residences and amenities along 245 acres of open water.

 

The single-family models, with 2,900 to more than 3,500 square feet of living space, are in Parrot Cay, one of 11 lakefront neighborhoods at Naples Reserve. Priced from the mid-$800,000s, the homes emphasize the community’s Southern Coastal architecture with welcoming front porches, columns, triangular gables, plan-specific shutters and tin roofs.

 

Lundstrom Development’s three-bedroom Belvedere model offers 2,933 square feet under air with a dining area, great room with a bar and an electric fireplace, and a study that can be converted into a fourth bedroom. It also has a three-car garage, tile flooring in main living areas, granite kitchen and master bathroom countertops, and a rock water feature in the pool.

 

Zero-corner pocketing doors in the kitchen’s dining area and the master bedroom blur boundaries between indoor and outdoor spaces in the Newport, a three-bedroom custom model by KTS Homes. The 3,030-square-foot Newport offers a den, walk-in master closet with access to the laundry room, and an expansive alfresco living room with a summer kitchen, a pool with spa and sun shelf, and a linear fire pit.

 

The three-bedroom Captiva by Marvin Development incorporates energy-efficient and eco-friendly features throughout 3,166 square feet of living space. The model offers a den, wine bar with refrigerator in the dining room and a master suite with a sitting room and double-entry shower. Zero-corner doors in the breakfast nook open to the solara, equipped with a fireplace and summer kitchen.

 

Florida Lifestyle Homes of Fort Myers is building the 3,334-square-foot Key West, with formal dining room, three bedrooms, three full baths, two half-baths and a covered outdoor living area along the back of the home. The alfresco spaces, with summer kitchen and fireplace, are accessible through sliding glass doors in the great room and zero-corner sliders in the breakfast nook.

 

The largest custom model home under construction is McGarvey Custom Homes’ High Tide, with 3,507 square feet under air, four bedrooms, a study and combined great room and dining area. Its outdoor living area spans nearly the entire length of the home and features a see-through fireplace, summer kitchen and bar, and a custom pool with a sun shelf, water features and separate spa.

 

Twenty-two lakes provide venues for Naples Reserve’s inspired waterfront lifestyle and serve as backdrops for homes and amenities, including the planned tennis and bocce complex, two pools and a 3,400-square-foot fitness center.

Ashton Woods also has four one- and two-story model homes open for viewing. The homes range from 1,671 to more than 3,400 square feet and are priced from the mid-$300,000s.
