First custom model homes provide a glimpse inside the Naples Reserve lifestyle
Naples Reserve’s first two single-family custom model homes preview the lifestyle of the new waterfront community with designs emphasizing indoor and alfresco living and Southern Coastal architecture.
The Key West built by Florida Lifestyle Homes and the Newport by KTS Homes are open in the Parrot Cay neighborhood.
With its welcoming front porch, metal roof and interior wainscoting and ceiling details, the 3,334-square-foot Key West echoes Old Florida coastal architecture and a laid-back vibe, according to Bill Ennen, president of Florida Lifestyle Homes. The model was built with three bedrooms, a formal dining room, three bathrooms and two half-baths.
The Key West offers a dedicated sitting room in the master bedroom – a popular feature during the recent Parade of Homes.
“Everyone really liked the sitting room and its sliding doors opening to the lanai,” said Ennen. “There were also a lot of comments about the floor plan and Naples Reserve.”
The Key West’s coastal design by Norris Furniture and Interiors includes wood flooring, light finishes and furnishings, and gathering areas inside and out. The model’s covered outdoor living room offers a summer kitchen and fireplace. Water cascading down all four sides of the raised spa provides a soothing soundtrack.
The Key West emphasizes an indoor-outdoor lifestyle with sliding glass doors in a guest room, zero-corner sliders in the kitchen’s nook and double French doors from the dining room to the porch. The model home is priced at $1.27 million, furnished.
KTS Homes’ three-bedroom Newport offers a study, kitchen with dining area, two full baths and two half-baths within its 3,030 square feet of living space. Painted Bermuda shutters and floating beams capture its California Coastal architecture. Zero-corner sliding glass doors in the kitchen and master bedroom and a NanaWall system in the great room blend indoor and outdoor spaces.
A wooden pool deck appears to float above water and overlooks the adjoining 6-foot linear fire pit, bubblers and a spa almost flush with the surface of the infinity-edge pool. The Newport also offers a summer kitchen.
KTS uses glass railings and a unique system of cantilevered integrated beams to eliminate view-obstructing lanai columns, said owner Scott Kish II.
Interior design by Heather Grey of G2 Studios elevates the model’s coastal feeling with rustic sand-finished stone flooring; a palette of neutral creams, warm slate and navy blue; and driftwood and grasscloth finishes. The Newport also features honey-toned oak flooring in the study and master bedroom and built-in cabinetry in the study and great room.
The Key West is priced at $1,495,000 furnished. The base price of the model is $1.3 million.
Parrot Cay is one of 11 lakefront neighborhoods at Naples Reserve, which is being developed by iStar, named 2015 Developer of the Year by Builder and Developer magazine. The 688-acre single-family home community features a relaxed yet active lifestyle with waterfront amenities and 22 lakes, including the 125-acre Eagle Lake with a large tiki hut on the destination Lost Island.
