Five custom model homes under construction at Naples Reserve
Five fully furnished custom model homes are under construction at Naples Reserve, which is introducing luxury waterfront living to Naples with lakefront residences and amenities along its 245 acres of open water. The single-family models, offering from 2,900 to more than 3,500 square feet of living space, are located in Parrot Cay, one of 11 lakefront neighborhoods at Naples Reserve.
The models are scheduled to be completed and open for viewing in February 2016.
Created by iStar, the 688-acre Naples Reserve features 22 lakes, including the 125-acre navigable Eagle Lake buffering a mile-long stretch of the Picayune Strand State Forest. Custom homes in Naples Reserve are built by five preferred builders and emphasize the community’s Southern Coastal architecture with welcoming front porches, columns, triangular gables, plan-specific shutters and tin roofs. They also feature open floor plans and walls of sliding glass doors between indoor and outdoor living areas.
Focused on Naples Reserve’s barefoot elegance and alfresco living, the models will showcase extensive outdoor living areas with summer kitchens, fireplaces, pools and spas. Several homes also feature dedicated sitting rooms in master suites, built-in TV and bar cabinetry in great rooms and dining rooms, volume ceilings accented with beams and trays, three-car garages and options designed to illustrate the level of personalization buyers experience at Naples Reserve.
Lundstrom Development’s three-bedroom Belvedere model offers 2,933 square feet under air with a dining area, great room with a bar and an electric fireplace, and a study that can be converted into a fourth bedroom. It also has a three-car garage, tile flooring in main living areas, granite kitchen and master bathroom countertops, and a rock water feature in the pool.
A NanaWall system in the great room and zero-corner pocketing slider doors in the kitchen’s dining area and the master bedroom blur boundaries between indoor and outdoor spaces in the Newport, a three-bedroom custom model being built by KTS Homes. The 3,030-square-foot Newport offers a den, large walk-in master closet with access to the laundry room, and an expansive alfresco living room with a summer kitchen, a pool with spa and sun shelf, and a linear fire pit. Interior design by Heather Grey of G2 Studios will incorporate a honey oak wood floor in the study, sanded natural stone flooring in main areas, specialty wall and ceiling treatments, soft contemporary furniture and neutral backgrounds accented with slate and navy blue.
The three-bedroom Captiva, under construction by Marvin Development, incorporates numerous energy-efficient and eco-friendly features throughout its 3,166 square feet of living space. The model offers a den, wine bar with refrigerator in the dining room, and large master suite with a sitting room and double-entry shower behind the curved wall of a freestanding tub in the master bath. Zero-corner doors in the breakfast nook open to the under-roof solara, which is equipped with a fireplace, roll-down shutters and summer kitchen with grill and wet bar.
Florida Lifestyle Homes is building the 3,334-square-foot Key West, offering a formal dining room, three bedrooms, three full baths, two half-baths and a covered outdoor living area extending along the back of the home. The model’s alfresco spaces include a summer kitchen and fireplace and are accessible from sliding glass doors in the great room and zero-corner sliders in the breakfast nook. The master bedroom has a sitting room. The Key West will feature interior design by Norris Home Furnishings.
The largest custom model home currently under construction is McGarvey Custom Homes’ High Tide, offering 3,507 square feet under air, four bedrooms, a study and combined great room and dining area with a wall of pocketing sliding glass doors. Its outdoor living area spans nearly the entire length of the home and features a see-through fireplace, summer kitchen and bar, and a custom pool with a sun shelf, water features and separate spa. Jinx McDonald Interior Design is creating the interiors for the home.
Naples Reserve’s custom model builders are offering a variety of one- and two-story residences starting from the mid-$800,000s. Parrot Cay’s 79 homesites include 26 sites fronting a seven-acre interior lake and 22 sites nestled along Eagle Lake.
The lake enhances Naples Reserve’s water-centric lifestyle, serving as a backdrop for homes and amenities, including tennis and bocce complex and the 4,700-square-foot Lakeshore Club, which is under construction. The club will have two pools and other resort-inspired amenities, including a cafe, card room, catering kitchen and clubroom as well as a 3,400-square-foot fitness center.
iStar has completed the community’s initial amenities: a large tiki hut on Eagle Lake’s Lost Island, a guardhouse, elevated cobblestone entry bridge and the Outrigger Welcome Center, evocative of Key West with its palette of white, turquoise and coral, and a wraparound porch overlooking the lake and floating docks.
Plans for Naples Reserve include a nature park and a linear park for biking, hiking and jogging. Furnished one- and two-story homes by Ashton Woods are now open for viewing. The homebuilder offers Southern Coastal home plans ranging from 1,671 to more than 3,400 square feet, priced from the mid-$300,000s.
