Naples Reserve announces Phase II neighborhoods and available homesites

Naples Reserve, iStar’s 688-acre community of Southern Coastal-inspired attached villa, single-family and custom estate homes in South Naples, has opened Phase II of the community. With Phase I more than 55 percent sold, Naples Reserve is beginning to make some of the 294 homesites in the community’s second phase available for purchase.

Phase II neighborhoods include Canoe Landing, where almost all 64 homesites have water views. Half of those homesites have been released for the start of Naples Reserve’s Phase II. Stock Signature Homes is the builder for Canoe Landing, offering homes from its Classic Series, including the Plantation III, Marathon III, Siesta III and Wisteria. Floor plans range from 2,445 to 3,097 square feet under air, with prices beginning in the high $400,000s.

The Halfmoon Point neighborhood features 129 homesites. Starting in the high $300,000s, the single-family homes by D.R Horton offer up to 2,600 square feet and are located near the Walk & Wag dog park and the community’s one-mile-long rowing lane.

Robert and Patricia Cuollo are embarking on their own “phase two” at Naples Reserve. The couple first bought a villa in Phase I’s Coral Harbor neighborhood. The part-time residents have enjoyed the community so much that when Halfmoon Point opened up for sales, they were the first buyers, snagging a premium corner lot on which they’re building D.R. Horton’s Ashbury model.

Sutton Cay is situated in close proximity to many of Naples Reserve’s appealing amenities, including the Match Point tennis and pickleball complex, Walk & Wag dog park and future Kid’s Cove playground and picnic area. Coming soon, the neighborhood will have 101 homesites, some of which are situated along the community’s centerpiece 125-acre Eagle Lake.

Developer iStar has completed the community’s initial lakefront resort-inspired amenities, including the $7 million Island Club social center featuring a 5,160-square-foot clubhouse and an adjacent 3,500-square-foot fitness center with state-of-the-art equipment and a movement studio for spinning, Zumba and yoga. Outdoors, an expansive, resort-style zero-entry pool offers dedicated lap lanes and ample room for relaxation. Indoor and alfresco gathering areas at the Island Club include a lakeside fire pit and casual beverage and dining options at the Chat ‘n Chill Tiki Bar and Latitudes Cafe.

At the Outrigger Center, a variety of watercraft options are available for residents’ use, as well as a flex-space available for game days, special events and other activities. Cruises on the community’s two Duffy electric boats depart from the center’s floating docks for residents to explore Eagle Lake and destination Kontiki Island, which features a large tiki hut for sunset cocktails and other resident gatherings. A mile-long stretch of lakefront nestles against the Picayune Strand State Forest, a 76,000-acre state park with protected pinelands, cypress swamps, marshes and abundant wildlife.

The lakefront Match Point complex, now open, offers residents access to five tennis and four pickleball courts. Nearby, the Walk & Wag dog park provides a place for residents and four-legged friends to enjoy together. Still to come are the Paws Awhile dog park and Kid’s Cove playground and picnic area, plus a meandering linear park for biking, hiking and jogging. Navigating a loop road circling Naples Reserve, the 2-mile park is designed to engage residents with their natural environment and provide an alternative mode of transportation throughout the community.
