Naples Reserve welcomes its first residents, Jim and Wanda Dill

Jim and Wanda Dill had Naples Reserve all to themselves for several weeks. The Naples couple – and their miniature golden-doodle Chelsea – became the community’s first residents when they moved into their Ashton Woods home in Mallard Point, brushing against a nature preserve and lake.


“We love it here,” said Jim Dill said. “We found a community that was right for us – relaxed and low-key. We bought at the very beginning and are enjoying watching the vision of the developer iStar unfold.”


Created with neighborhoods woven into 245 acres of open water, Naples Reserve departs from traditional communities with its emphasis on water, including the 125-acre Eagle Lake offering the destination Lost Island, complete with a tiki hut, and a mile-long shoreline on the community’s northern border. Many of Naples Reserve’s Southern Coastal-style homes and resort-inspired amenities are nestled along lakefronts and are designed to connect residents to nature and each other.


The Dills have owned a home in Naples since 2001 and had no intention of moving until Jim Dill, who monitors local real estate news, saw an advertisement for Naples Reserve last spring. He called immediately and was pleasantly surprised when he visited the 688-acre site.


“Many of the roads weren’t finished, but when I was taken back into the community I was surprised by what I saw,” Jim Dill recalled. “It exceeded my expectations. I could tell it was going to be a very special place to live.”


Woven into a tapestry of nature preserves, homesites and 22 interconnected lakes, Naples Reserve is located a little off the beaten path, about 2 miles from the intersection of U.S. 41 South and Collier Boulevard. But as the Dills have discovered, living in Naples Reserve is enhanced by big skies and abundant wildlife sightings, including Florida panthers, eagles, deer and “every kind of creature you can imagine. The sky is like no other place I’ve seen at dusk, and the moon reflecting on the big lake is just beautiful,” Jim Dill said. “We’re always taking pictures.”


Naples Reserve is only minutes from new restaurants, supermarkets and other retailers, and just 15 minutes from I-75. It’s ideally located between Naples and Marco Island and easily accessible to Fifth Avenue South.


Since the Dills’ arrival, several other families have moved in. Jim and Wanda Dill have also met many of their soon-to-be-neighbors whose homes are under construction.


“Being the first residents gives us a nice opportunity to meet people,” Jim Dill said. “We look forward to meeting neighbors with shared interests that like to enjoy life.”


The Dills also praised the guidance they received from Ashton Woods in building their first new home.


“Ashton Woods has a really good reputation, and it’s well-deserved, I must say after moving into our home,” said Jim Dill. “We’ve never built a home before and worked with two designers in The Studio by Ashton Woods who helped us with selections so we could personalize quite a bit and make it our home.”


The couple selected the two-story version of the builder’s Coastal floor plan, which gives guests a “place of their own” on the second floor.


“It has two second-floor bedrooms, a loft with a TV, so our company has privacy,” Wanda Dill said. “It’s fabulous.”


The Coastal is among 17 one- and two-story floor plans offered by Ashton Woods at Naples Reserve. The builder’s repertoire includes homes ranging from approximately 1,671 to more than 3,400 square feet of living space and featuring coastal design inspired by the architecture of Key West, Charleston and Nantucket. In addition to Mallard Point, Ashton Woods also builds in Naples Reserve’s Savannah Lakes, Egret Landing and Sparrow Cay neighborhoods.


Jim Dill said the builder kept them apprised of the construction process while they were out of town for the summer and sent progress photos weekly.


“It was much easier than I thought it would be,” Jim Dill said. “It was also appealing to us that Ashton Woods builds energy efficient homes, and offers impact-resistant glass and green features. We’ve saved a considerable amount on our homeowner’s insurance because the house is built like a rock, and our electric bill is quite low, even when we we’re running the air conditioner most of the time.”


The community takes care of lawn maintenance and landscaping, freeing the Dills’ time to bike, walk Chelsea and enjoy the serenity of Naples Reserve.


“It’s a turnkey lifestyle. We have the best of both worlds, a single-family home with many of the same advantages of a condo,” Jim Dill said. “We have a wonderful house on a really great piece of property.”


The Dills know the best is yet to come, once additional amenities are completed and more residents arrive.


Naples Reserve’s planned resort-inspired amenities along the water’s edge cater to active and leisurely pursuits and include a tennis and pickle ball complex, a dog park, a biking and walking path, as well as two sparkling pools at the under-construction Lakeshore Club which will be completed this fall. The club will also boast a 6,500-square-foot community center, a separate 3,500-square-foot fitness club, bocce ball courts and beach volleyball.


Naples Reserve residents receive complimentary one-year social memberships at Walker’s Hideaway Marina of Naples, a yacht club along the Gordon River offering a marina, indoor storage for 600 boats, two waterside restaurants, outdoor pool and sauna, and access to Naples Bay.


iStar has completed the community’s initial amenities, including the new gatehouse, the island and tiki hut, and the Outrigger Welcome Center, evocative of Key West with its palette of white and turquoise and coral, and wraparound porch overlooking the lake and floating docks for kayaking and paddle boarding.
